Cool Springs Real Estate Market Condition Report for 2011

Facts are facts and nothing tells the story of Cool Springs real estate better than an analysis of the numbers. For the year of 2011, single family homes for sale in Cool Springs had an average list price of $426,960 with a list to sales price ratio of 96.6% which equates to an average sales price of $412,611. And, Cool Springs homes were on the market an average of 90 days before selling.

You may find yourself thinking this is interesting info but how do those numbers compare with last year…2010? The number of Cool Springs homes sold year over year are down by 13, average list price is up slightly, the average sales price is flat and the average number of days on market before selling increased by 13 days.

However, the facts of Cool Springs home sales for the month of December 2011 vs. December 2010 has a much more interesting twist if you will. There were 13 more homes sold in December 2011 than 2010, and the average December sales prices increased by almost $5,000. That is a 1.2% increase which compared to average sales price for Williamson County (-5.7%), Franklin (-4.4%) and Brentwood (-7.9%), looks quite positive!

The Sky is the Limit for Cool Springs Residents Celebrating 4th of July!

One of the many benefits we have of living in Cool Springs this particular time of year is that we don’t have to drive, or maybe even walk, too far to enjoy good music and ooh and ahh at the beautiful bursts of colored lights in the night sky. Here are a few suggestions to consider for your 4th of July celebration.

From Cool Springs head east on Moore’s Lane, left on Wilson Pike to Crockett Park in Brentwood to  picnic and dance to the sounds of The Kadillacs. If interested in walking from Cool Springs to Crockett Park, a couple of options for picking up the walking trail are through Brenthaven or Moore’s Lane toward the intersection of Moore’s Lane and Wilson Pike. The festivities are scheduled to begin at 7 PM with fireworks to follow. You may want to bring a blanket or lawn chairs and bug repellant. Chiggers are just itching to celebrate the 4th of July, and the 5th, 6th, 7th and so on….you get the picture.

Around noon on the 4th, from Cool Springs head toward historic downtown Franklin for “Franklin on the 4th”. You will encounter music, kids activities, crafts, and of course, food. A children’s parade starts at 4 PM. Then, from downtown Franklin head north on Franklin Road to the Park at Harlinsdale Farm to find your perfect spot to view the fireworks show which begins at 9 PM. The park opens at 6.  Port-a-potties will be available but be sure to leave your fireworks and alcohol at home. However DO remember to bring your blanket or chairs.

If making a whole weekend of celebrating this wonderful blessing we have called freedom is your thing, the downtown Nashville-Music City July 4th Weekend might be the event to put the fire in your sparklers. The weekend begins on July 2nd with the National 9/11 Flag events, music at Riverfront Park on the 3rd then the grand finale on the 4th watching some of the best fireworks in our nation from the banks of the Cumberland River with the Nashville Symphony playing in the background and our hearts whispering gratitude for our freedom. Cool Springs Homes Market Update!

So, what does the current Cool Springs housing market look like? Glad you asked.

Comparing May 2011 to May 2010, the numbers say the average days a Cool Springs home is listed on the market before selling increased by 31 days, from 77  to 108.  And, the number of homes sold year over year has decreased from 42 in May 2010 to 30 in May 2011. Not much to celebrate if you are in a big hurry to sell your Cool Springs home. Read on.

Get this:  The average price of single family Cool Springs homes that have sold May year over year has increased from $435,591 to $502,881. The median price for May 2011 is $420,438 vs. $343,700 in May 2010. If you are considering selling or purchasing your Cool Springs home, this is news you might want to know.

You may be thinking, that is all interesting but what is my competition if I’m a seller and what choices are available if I’m a Cool Springs home buyer? Of the 226 area single family homes currently on the market, 34 are under contract and in buyer financing or inspection or sale of home contingency status. In addition to those 226 homes, 51 Cool Springs homes are in “pending” status which usually means the financing and inspection contingency hurdles have been cleared and home sellers and buyers are waiting for closing day. Cool Springs Condos – 37 available with 1 under contract, in addition, 4 are in “pending” status.

How I Fell in Love with Living in Cool Springs

My husband decided to drive down a side street we had driven by hundreds of times before but had simply ignored. Who would have thought that whimsical decision would provide the discovery of a hidden neighborhood where people were out strolling down sidewalks, walking their dogs, with old time street lights flickering as the sun began to set, and a summer breeze blowing through perfectly manicured lawns? Obviously, before we fell in love with our house we fell in love with the neighborhood. Little did we know, at that time, that houses in this neighborhood seldom came on the market and when they did they were quickily snapped up by eagerly waiting buyers. This realization set our family on a mission of driving through the neighborhoods almost daily. Finally, one early morning while my husband was driving to his office, real estate agents were placing signs in two front yards on the street which we would eventually call home. We immediately made appointments to see the inside of the houses that afternoon. By the next morning one house had been sold and we put a contract on the other which has been our home for more than six years. There has not been a day in that six years we have regretted moving to this neighborhood and most days feel blessed for God leading us on that beautiful and picturesque Sunday evening to one of Williamson County’s best kept secrets. That, my friend, is the story of  how I fell in love with living in Cool Springs.

Cool Springs East – Walk this Way!

Crosswalk instructionsGreat news for Cool Springs East residents who Walk this Way, west over Carothers that is!

No longer will we need to dance through the intersection of Baker’s Bridge Avenue and Carothers Parkway singing Should I Stay or Should I Go Now. Soon walking residents will have a much needed pedestrian crosswalk, complete with crossing signals.

As of 5/9/2011, according to Carl Baughman, Traffic/Transportation Engineer for City of Franklin, bid requests for installation of a pedestrian crosswalk with crossing signals have been submitted and the contract is expected to be awarded any day. Construction is to begin as early as June with the project to be completed within 120 days. When homes in The Knolls, The Meadow, The Woods, and The Village of Cool Springs began being built, there was not near the development that is now in place. My, how things have changed since 1998!

From Moore’s Lane in Brentwood to Highway 96 East in Franklin, Carothers Parkway currently has crosswalks and cross signals in place for each intersection with a traffic signal with the exception of Baker’s Bridge Avenue and Mayfield Drive. Mr. Baughman indicated with the expected development of the property north of Primus Financial Services, the Mayfield Drive and Carothers Parkway intersection may soon follow the Baker’s Bridge Avenue installation. Then, there will be no question… every Cool Springs East resident walking across Carother’s will then know, if they should stay or if they should go!

Walk, Walk, Walk!

One of the great things about living in Cool Springs is its walkability! Anything one would want or need is within walking distance of most Cool Springs neighborhoods. It doesn’t get much more convenient than this….

  • Need groceries? walk on over to Publix or Whole Foods.
  • How about a car? Mercedes to Volkswagen to Nissan to are only steps away.
  • Thinking about where to go for breakfast, lunch or dinner? in Cool Springs there is a plethora of locally owned and national restaurants from which to choose. (go on and order dessert -you’ve earned those extra calories walking to and from your destination)
  • Want to meet a friend or for coffee? walk on over to Vienna Coffee & Bistro in Meridian or Starbucks on Carothers
  • Want a doughnut and ice cream? hell-O? Dunkin Donuts & Baskin Robbins is not only under one roof but share the same door!
  • Shopping for the perfect gift, clothing or shoes? the Galleria Mall is just around the corner
  • And the list goes on…..

So lace up those tennies and walk, walk, walk! By the way, if you don’t presently live in a walkable Cool Springs community, you may want to consider moving to one.
